PROPERTY MANAGER
Northridge Townhomes & Single-Family Rental Community

We are seeking an experienced, motivated, and hands-on Property Manager to oversee the day-to-day operations and work together with our amazing Maintenance Supervisor of Northridge Townhomes and a small single-family rental community in Fayetteville, NC.
The owners for these properties are truly the best in our industry. They understand the challenges and responsibility of property management. Relationships are crucial to the success.
This position is ideal for a property management professional who enjoys building relationships with residents, maintaining strong occupancy, managing property operations, and ensuring that the communities under their care are well-maintained, financially successful, and resident focused.
THE OPPORTUNITY:
The Property Manager will have responsibility for the overall performance and daily operations of both communities. This is a hands-on management position requiring strong organization, excellent communication skills, attention to detail, and the ability to balance resident service with operational and financial goals.
KEY RESPONSIBILITIES:
Property Operations:
- Oversee the daily operations of Northridge Townhomes and the SFR community.
- Maintain a strong physical presence at the properties and ensure communities are clean, safe, and well-maintained.
- Conduct regular property inspections and identify maintenance, curb appeal, and operational needs.
- Coordinate vendors, contractors, maintenance personnel, and service providers.
- Manage work orders and ensure timely completion of resident and property maintenance requests.
- Assist with property improvement and capital projects as needed.
Leasing & Occupancy:
- Oversee leasing activity, applications, move-ins, move-outs, renewals, and resident retention.
- Maintain strong occupancy and leasing performance.
- Conduct property tours and assist prospective residents when necessary.
- Ensure available homes are properly marketed and ready for occupancy.
- Monitor market conditions and provide recommendations regarding pricing, concessions, and leasing strategies.
Resident Relations:
- Build positive relationships with residents and provide exceptional customer service.
- Address resident concerns and resolve issues professionally and efficiently.
- Enforce lease terms, community policies, and company procedures consistently.
- Coordinate resident communications, notices, inspections, and community initiatives.
- Handle escalated resident issues with professionalism and sound judgment.
Financial & Administrative Management:
- Assist with preparation and management of property budgets.
- Monitor rent collections, delinquency, expenses, and property performance.
- Review invoices and vendor charges for accuracy.
- Maintain accurate resident and property records.
- Prepare management reports and communicate property performance to ownership/management.
- Ensure compliance with company policies and applicable federal, state, and local housing requirements.
Team & Vendor Management:
- Supervise and coordinate onsite employees and maintenance resources as applicable.
- Establish expectations and hold team members accountable for performance.
- Manage vendor relationships and ensure contracted services are completed properly and cost-effectively.
- Obtain bids and compare pricing when appropriate.
WHAT WE'RE LOOKING FOR:
- 2+ years of apartment property management experience preferred.
- Experience managing townhomes, single-family homes, or multifamily communities strongly preferred.
- Strong understanding of leasing, resident relations, collections, maintenance, and property operations.
- Excellent organizational and time-management skills.
- Strong written and verbal communication skills.
- Ability to prioritize multiple responsibilities in a fast-paced environment.
- Strong problem-solving and conflict-resolution skills.
- Professional appearance and demeanor.
- Proficiency with property management software, Microsoft Office, and other standard business applications.
- Valid driver's license and reliable transportation required.
- Must be comfortable working independently and making day-to-day operational decisions.
